What is Nyumba254?

Nyumba254 is an online property listing platform that connects property owners and agents directly with buyers and renters across Kenya. We don't act as an agent or broker — we simply give sellers a place to list, and buyers a place to search, so both sides can deal directly with each other without commission.

Which areas does Nyumba254 cover?

We cover all 47 counties in Kenya, with the deepest coverage in Kisumu, Nairobi, and Mombasa. Other counties are growing steadily as more sellers join. You can browse coverage county by county on the homepage or filter directly on the listings page.

Is Nyumba254 free to use for buyers and renters?

Yes, completely free. Browsing listings, searching, saving favourites, and messaging sellers costs nothing for buyers or renters, and always will. Only sellers pay a small listing fee to post a property.

Do I need an account to browse listings?

No — you can browse and search every listing without signing up. You only need an account to post a listing as a seller. As a buyer, you can send an enquiry to a seller by simply filling in your name and phone number on the listing page — no account required.

How do I search for a property?

Use the search bar on the homepage or the full listings page. You can filter by county and area, sale or rent, category (student, standard, luxury, or commercial), price range, bedrooms, and furnishing — or just type a keyword, area name, or price into the search box.

How do I contact a seller?

Open any listing and you'll find three ways to reach the seller directly: call, WhatsApp, or send a message through the site. Sellers reply to messages from their dashboard, and you can keep the whole conversation in one place by revisiting the listing page.

Are the listed prices negotiable?

That's entirely between you and the seller. Nyumba254 shows the asking price the seller listed, but negotiation happens directly in your conversation — we're not involved in setting or agreeing final prices.

How do I know a listing is genuine?

Every listing is reviewed by our team before it goes live, but no review process can catch everything. Before committing to anything, always:

  • View the property in person
  • Verify the seller's identity and ownership documents
  • Never send money before you've seen the property

If something feels off, use the Report scam or suspicious listing button on the listing page.

Can I save listings to view later?

Yes — tap the heart icon on any listing card to save it. Your saved listings are kept on your device and are visible on the Saved page anytime, even without an account.

Does Nyumba254 arrange viewings or handle payments for me?

No. Nyumba254 is a listing platform, not an agent — we don't arrange viewings, negotiate on your behalf, or handle any money between you and a seller. All of that happens directly between the two of you, off-platform.

How do I list my property?

Create a free account, then tap List your apartment. The form takes you through four quick steps — property details, photos, a pricing plan, then review and submit. Once submitted, your listing is reviewed and usually approved within a couple of hours.

What information and photos do I need to provide?

You'll need a clear title and description, the price, bedrooms and bathrooms, county and area, your contact phone number, and at least one genuine photo of the actual property (up to 10). Listings with real photos get far more enquiries than those without.

How long does approval take?

Most listings are reviewed within a couple of hours of submission (or payment, if you chose a paid plan). If a listing takes longer or gets rejected, check your seller dashboard for the status and any admin notes — rejections are usually about missing photos or an unclear price and can be fixed and resubmitted quickly.

Can I edit my listing after it's live?

Yes. From your seller dashboard, open My Listings and use the edit icon on any active or paused listing to update the price, description, photos, or details. Editing is temporarily locked while a listing is still pending admin review, to avoid conflicting changes mid-review.

How do I mark my listing as sold, occupied, or rented?

On an active listing in your dashboard, tap the checkmark icon to mark it sold or occupied. This immediately hides it from public search while keeping your messages and history intact, so you can reactivate it later if a deal falls through.

Can I list more than one property?

Yes — there's no limit on the number of listings one account can have. Each listing is priced and reviewed individually, and they all appear together on your dashboard.

How much does it cost to list a property?

A Standard listing is KES 500 one-time, active for 60 days. A Featured listing is KES 1,500 one-time, active for 90 days with top placement in search and on the homepage. See the full breakdown on the pricing page.

What's the difference between Standard and Featured?

Both plans give your listing full visibility in search and a 10-photo gallery. Featured additionally gets a longer 90-day run, a Featured badge on your card, top placement in search results, and priority spots on the homepage and area pages — useful if you want maximum enquiries fast.

How do I pay?

Via M-Pesa. After choosing a plan, an STK push is sent straight to your phone — enter your M-Pesa PIN to confirm, and your listing is updated automatically once payment is detected. You can also pay manually via Paybill and enter your confirmation code, or skip payment and pay later — your listing is still reviewed either way.

Is there a free trial?

First-time sellers can get their first listing live free for 7 days as part of our launch offer, while spots last. If you qualify, this is applied automatically at the pricing step when you post your first listing — no M-Pesa or card needed.

Do you charge commission on sales or rent?

No. The listing fee is the only charge from Nyumba254. We take no percentage or commission on the sale price or rent amount, however your deal is agreed with the buyer.

Can I get a refund?

Listing fees are non-refundable once a listing is approved and published. If your listing is rejected by our review team, you get a full refund within 3 business days. Full details are in our Terms of Service.

How do I create an account?

Tap Sign in and choose to create a free account with your name, email, phone number, and a password. You'll need to confirm your email before your account is fully active — check your inbox for the confirmation link.

I forgot my password — what do I do?

On the sign-in page, use the "Forgot password" link and enter your email. You'll receive a reset link by email — it's valid for a limited time, so use it promptly to set a new password.

How do I delete my account?

Go to your dashboard → Settings → Danger zone, or email us directly. Deleting your account removes your listings, messages, and profile permanently — this can't be undone, so make sure it's what you want first.

Is my personal information safe?

We never sell your personal data, and only share what's necessary to run the platform — for example, your phone number becomes visible to buyers only once you post a listing. Full details are in our Privacy Policy.

How do I report a suspicious listing or seller?

Open the listing and tap Report scam or suspicious listing in the contact panel. Tell us what's wrong — our team reviews every report, and confirmed scam or impostor accounts are suspended immediately.

What should I do before paying a seller?

Always view the property in person and verify the seller's ownership documents before sending any money. Nyumba254 is not a party to your transaction and cannot recover funds sent directly to a fraudulent seller — treat any request for payment before viewing as a red flag.

Does Nyumba254 verify sellers before they can list?

Every listing goes through a manual review before it's published, and we act quickly on reports. That said, we don't verify property ownership documents for every seller before listing — this is exactly why viewing in person and checking documents yourself remains essential before you commit to anything.
